Location, comfort and style, are combined to create a wonderful home and fantastic vacation rental experience.  This condominium is located at Sitzmark Condominiums inside Purgatory Resort, and about 30 minutes from downtown Durango, Colorado, in the shadows of the rugged San Juan Mountains of Southwest Colorado. 

Short Walk Access to Ski Run:
It is a little difficult to tell by looking out the back, but the condo is about 25 yards from the Lower Hades ski run.  If you walk out the back door, and walk at a slight angle to the right you will follow the flattest path to the slope.  In the winter, a well-worn path to follow will develop quickly!  You can also walk to the left from the back deck - after the last condo you can turn right on the access road and walk up to the slope.

This home is ‘on campus’ at Purgatory Resort, with access to “Yellow Brick Road” ski run, which leads to the main lift at the Purgatory base area, with a return from skiing on the Lower Hades run.   It is a little difficult to tell by looking out the back, but the condo is about 25 yards from the Lower Hades ski run.  If you walk out the back door, and walk at a slight angle to the right you will follow the flattest path to the slope.  In the winter, a well-worn path to follow will develop quickly!  You can also walk to the left from the back deck - after the last condo, you can turn right on the access road and walk up to the slope.

The home is reached via paved roads, and is accessible year round.  Parking allows for up to two medium-sized vehicles in front of the condo.  Resort condo living is a good general description of the location, though it is quieter than homes in the Main Plaza area due to its ‘end of road’ location just a bit removed from the more congested areas of Purgatory.

Enjoyment of the home includes mountain views from multiple windows, a wood-burning fireplace in the living room, and easy access via exterior doors on both sides of the building. The open floor plan, with living room, dining room and kitchen creates a nice space for gathering. 

The well-appointed kitchen is open to the living room and dining room, offering ease of use, whether for morning coffee, or at mealtime, with kitchen counter dining in addition to the six place-setting dining table.  Access to the large deck on the main level brings the outdoors in, with BBQ grill, outdoor dining and seating surrounded by aspen and evergreen trees.   
In addition to the living area, the main level includes the master bedroom with king bed and ensuite 3/4 bath with large walk-in shower and custom tile.  This bedroom suite also includes TV and views of the woods behind the home. 

A powder room bath is located on this main living level.  Tucked into a corner in the living room / dining room area is a small desk for those who need to do a little work while enjoying their stay.

Also on this level, is the rear entrance to the home, where outdoor fun is a few steps away. Just inside the rear door is a nice entry room that serves as a gear room for year round activities, ski storage and changing bench, so guests won’t be tempted to wear ski boots inside the home. Indoor ski storage is located inside this condo on the main, upper level near the slope-side, rear entrance.

The middle level includes bedroom 2 with king bed and TV, bedroom 3 with queen bed, and a nicely appointed full bath. There is also a full-size washer and dryer conveniently located on this level.

On the ground level of the home is the front entrance, which is located immediately adjacent to the parking.  Bedroom 4, with two set s of bunk beds (sleeps 4 people) is on the ground level, as is a  3/4 bath in the hallway.

Not to be overlooked, the private, in-home hot tub room is located on this level, providing a relaxing spa-like environment inside the home.

A few conveniences and amenities close to the home include ski rentals, mountain bike rentals, shopping, base-area summer and winter activities, Durango Nordic Center, Needles Convenience Store and Gasoline, The Nugget Mountain Bar, Olde Schoolhouse Pizzeria, Rapp Corral sleigh rides and horseback trail riding, Haviland Lake, and numerous hiking / biking trails in the San Juan National Forest lands that surround this home.  

Motorcycle enthusiasts have a completely paved riding experience, plus carport, with room for a couple of bikes. The home’s location is just off the paved San Juan Scenic Skyway, which offers a popular and dramatically scenic drive for all motorists.  This condo is located midway on route of the Iron Horse Bicycle Classic race and tour from Durango to Silverton, Colorado.

Horseback rides and more await summer visitors, plus the location of this home is very convenient to reaching winter activities including skiing and snowboarding, snowmobile tours in the high country, cross country skiing, horse drawn sleigh rides and more.

Consistent with most Colorado mountain resorts, the home does not offer air-conditioning. Home is equipped with either a ceiling fan, box fan and at least one opening window to assist with climate control.

There are two external cameras, one in front and one in back facing away from the condo.

In winter (November through April), It is Highly recommended that you have a four-wheel-drive or all-wheel-drive vehicle, vehicles with medium to high clearance and winter/snow tires. Although the roads and driveway are well-maintained, they will be snow packed and slick.

Please be aware that if we have a heavy snowfall, the highways and roads have to be plowed first so that emergency vehicles can get through then driveways will be done so your driveway may not be plowed first thing. They do not plow neighborhood roads or driveways unless we receive 5”-6” of snow.
