Waterfront on a Colorado mountain river.  This home is at the end of the road in a quiet mountain subdivision with neighbors nearby, but a healthy dose of privacy due to the wood and river surrounding the property.  This is very near the end of the road, so traffic is at a minimum.  The sound of mountain river waters can be heard outside the home and inside through open windows.

Outside, the covered porch is a great place to enjoy morning coffee, relax on the porch swing or fish in the river which is about 25 feet from the back door of the home across a grassy lawn.    Just a few feet away, is a larger open deck behind the detached garage of this home, and a front lawn provides more outdoor space without having to leave the property.   Fall foliage is spectacular with aspen and other seasonal trees surrounding the home, and winter snow creates a unique mountain getaway at this home.

The Riverside House layout includes the main level with kitchen, living room, dining room and one bedroom, two baths, plus the rear porch. Upstairs is three bedrooms and two full baths. 

From Durango, the home is reached via 15 minute drive on paved highway and a short drive on flat, well maintained neighborhood gravel roads that includes a one-lane bridge over the Florida River (Flor-ee-duh).  Parking for two vehicles is available in front of the garage next to the home.

Entering the home, guests will find contemporary mountain decor in an open dining room, living room and kitchen layout.  The family-styled dining table seats ten, and the living room includes a wood-burning stove, plus large Smart™ TV with streaming and basic “LoCast” service.  The large kitchen is well-stocked with appliances and utensils for convenient at-home meals. 

Also on the main level is one of two master bedrooms with ensuite bath, queen-size bed and 3/4 bath.   A powder room bath, as well as laundry room with full-size washer and dryer area found on this main, ground level as well.

Upstairs, is a large master bedroom suite with queen-size bed and reading nook, plus full bath with large walk-in shower, soaking tub, dual vanities and a large dressing room closet is also in this suite.  Bedroom 3 includes a queen bed.  Bedroom 4 includes three sets of bunk beds to handle up to eight guests.  A full bath in the upper hallway services bedrooms 3 & 4.

Technology conveniences include ‘fast’ WiFi,a land line for local and emergency calls.  Streaming TV service is fast, and WiFi cell phone calling is recommended for better connection in this rural mountain location.

The sound of a Rocky Mountain river can be heard year-round from everywhere in and around this home.  The Florida River flow varies through all seasons immediately next to this home.   The river waters can be seen from the porch, deck, lawn, living room and from upper windows inside the home.

Catch-and-release fishing is accessible at the home, from the riverbank as well as wading (at your own risk), and fly fishing can be exceptional during certain times of year.

Visiting this home begins with a beautiful drive from either Durango or Bayfield, Colorado, through scenic river valleys with postcard-quality views of Rocky Mountain foothills, pastures and river bridges.

Outside, parking for two vehicles makes for easy load-in and out at any time of year.  The neighborhood roads are well-maintained, relatively flat, gravel single lanes which are easily navigated in all passenger vehicles.  While the roads are regularly snow-plowed in winter, guests should be aware that all-wheel-drive vehicles are required in winter.

Concerning the home’s location, the drive to and from downtown Durango is about 20 minutes through the beautiful, picturesque Florida River Valley.  In town, guests will experience excellent restaurants, shopping, art galleries, and great gear for both the summer and winter mountain adventurer.  The famous Durango Train Depot and Museum are right downtown at the corner of Main Avenue and 5th Street.

The Vallecito Lake Marina is about a 30-minute drive away, with boat ramp, slips, boat rentals and more.  Lemon Reservoir, a picturesque non-motorized mountain lake is less than a ten-minute drive, and is a great spot for canoeing, kayaking and more fishing options.

Purgatory Resort, Durango’s main ski resort, is approximately a 50 minute drive away.  The town of Bayfield, Colorado is about a 30-minute drive and LePlatt’s Pond wedding and event center, a very popular venue for family and group events, is close by, near the town of Bayfield.

Mesa Verde National Park, a World Heritage Site, is about an hour drive, with downtown Durango between the Park and this cabin.

Consistent with most Colorado mountain resorts, the home does not offer air-conditioning. Home is equipped with either a ceiling fan, box fan and at least one opening window to assist with climate control.

The neighborhood speed limit is 10mph. Please do not exceed the speed limit there are children, pets and people walking on the roads.

There is not cell service at the home but you can use WiFi calling. There is a land line for guest use.

In winter (November through April), It is Highly recommended that you have a four-wheel-drive or all-wheel-drive vehicle, vehicles with medium to high clearance and winter/snow tires.  Although the roads and driveway are well-maintained, they will be snow packed and slick.
